Seals Investmentts, LLC is a direct hard money lender. We fund all types of real estate loans up to $15,000,000. Most of the loans we fund are secured by real estate in Arizona, but we also fund loans in other states. Most of our loans involve borrowers or properties that do not meet bank lending criteria, but many borrowers come to us because they do not have enough time to obtain bank financing or they do not want to comply with the banks' complicated disclosure and application process. Commercial:
20-25% down payment of loan to be held by escrow
55% LTV loan based on conservative appraisal
3% upfront of loan amount (application/commitment fee)
Interest rates 8-12%
30-40% DTI (may be negotiable)
Pre-Approval (Commercial):
Credit report from guarantor
Balance sheet if it’s an existing business
Bank statement
Simple appraisal
Residential:
10-15% down payment for residential to be held by escrow
Interest rates 7.00-12.00%
65% LTV based on conservative appraisal
3% upfront of loan amount (application/commitment fee)
50% DTI (may be negotiable)
Pre-Approval (Residential):
Income verification (1 source)
Bank statements, W-2, Paystubs
Credit report for borrower
Appraisal
Closing fees for commercial and residential:
3% origination fee
1 point discount
$110 credit report
(lockrate fee, attorney’s fee, lender’s inspection fee, appraisal fee will all be taken out of application/commitment fee)
Additional Information:
No pre-payment penalties
Most loans are 5 year balloons amortized over 30 years
We do not charge points on the back on most deals
Loan interest rates are subject to credit score but not approval is not determined by credit score
We do not accept any bankruptcies
For quick approval, an appraisal can be submitted with the file.
All application fees will be returned if Seals Investments chooses not to fund the project; with the exception of the credit report fee of $110 and the amount of the appraisal.
